How Our Approach Was Built

Moran Equity Partners was founded in 2011 with a specific purpose: to meet the capital needs of small homebuilders in Coastal South Carolina who could not access financing through traditional bank channels. The timing was deliberate. The region's development market had been reshaped by the financial crisis, and a new kind of capital partner was needed—one that understood distressed land, could move with speed, and knew how to bring a property from casualty to opportunity.

In the early years, MEP partnered with small and mid-size homebuilders to acquire previously developed or partially developed tracts of land, properties left stranded by the downturn, and return them to vertical-ready condition. In select cases, MEP also provided financing for vertical construction, working alongside builders on the ground.

As the housing market recovered and distressed inventory gave way to a new cycle of demand, MEP evolved. Today we partner with established land developers to acquire and develop raw land with a clear objective: deliver finished lots to regional and national homebuilders with defined absorption programs. Our focus remains where it began—Coastal South Carolina and the broader Southeast, a region we know not just financially, but operationally.
